POLICIES & PROCEDURES

 

Welcome to Resort Property Rentals of the Finger Lake’s “Procedures and Policies” page. Please read through our Procedures and Polices so you understand these important issues. Being aware of procedures and policies will help insure everyone understands some of the most important information for the best vacation experience possible. As all of this information is important; it is not listed in any particular order.

Reservation Procedures/Payments

We require half of the total rental payment at the time of reservation. The remainder of the rental fee is due 60 days prior to arrival. Any reservations made less than 60 days to arrival must be paid in full. Check-in Time is 4:00 pm.

    The following fees apply:

    Travel Insurance: 7% of Rental Amount (Optional)
    Pet Fee: $50 Per Pet (If Applicable, Non-refundable)
    Linen Rental: $20.00 Per Person (Optional)
    Non-refundable Service Fee: $50-$175 Depending on size of rental property
    Non-refundable Reservation Fee: 9%

Payments can be made by Check, Money Order, Visa, Master Card, or Discover Card. All payments by check must be received 7 business days after reservation is made. If reservation is made less than 21 days prior to rental only a credit card will hold the reservation.

Security Deposits

There is a required $200 dollar security deposit. This amount is held in a non-interest bearing escrow account until final inspection of property, which is done the day of departure. The security deposit is then credited to your credit card if you used this method to secure payment or by check the Monday following your departure. The amount will be in full unless there has been damage of more than $25.00. In which case you will be notified, damages will be assessed, an estimate will be obtained, repairs completed and any monies remaining will be credited to you.

Cancellation Policy

Our cancellation policy is important to know. While we all have the chance of something going wrong with our plans, it is necessary to understand how our cancellation policy works.

  • If it necessary to cancel your reservation prior to 60 days before your arrival, you will forfeit your total deposit.
  • If you cancel less than 60 days before your arrival date you will be liable for the entire amount of rental.
  • We will endeavor to try to secure a new rental and if we are successful you will receive a refund of 50% of your total amount.
  • We do provide travel insurance through “Travel Guard” and believe it is in your best interest to consider purchasing travel insurance.

Rental Seasons

Rental rates can change throughout the season and some properties will be less in the winter than summer and visa versa. An example would be properties located near Bristol Mountain. These properties are generally not on the lake and tend to serve the skiing population, thus they will cost more in the winter. The rental rates for these are quite a bit less during the summer season. Properties on the lake are generally higher during the summer because of their lake location, but less in the winter. Late Spring and early to mid Fall are cross over time periods that can be satisfying whether in the hills away from the lake, or on the lake, so they often share the same price rates.

    Pre Season – (Spring) Second week in May through Third week in June
    Peak Season – (Summer) Fourth week in June through First week in October
    Peak Season – (Winter) First week in December through Second week March
    Off Season – Winter Lake Properties) Third week of October through First week of May

Availability Schedule

Our rental properties generally rent from Saturday to Saturday (occasionally there are exceptions). During peak season most of our properties are weekly rentals, however, we do have some properties that will rent for less than a week with 3 to 4 night minimum stays.

Pets

We do have properties that are pet friendly. Generally only 2 pets will be allowed. We do ascertain the type of pet(s) you are bringing and reserve the right to refuse a pet even at a pet friendly property. There is a non refundable pet fee that will appear on your rental agreement ($65 per animal). There is also a “Pet Agreement” that you will be asked to review, sign and return to us along with your rental agreement.

We have a strict policy regarding pets in non-pet properties! Violation of a pet policy we result in your being asked to leave the property without a refund, and there will be an additional service charge.

Pets must be kept under control at all times. Both the City of Canandaigua and the towns surrounding the lake have leash laws that are enforced.

Smoking

Smoking is prohibited inside any of our vacation rental homes…there are no exceptions! If there is any evidence of smoking in a home upon final inspection, there will be an additional service charge.

Maximum Occupancy

Each property lists the allowable number of occupants for that property. This is strictly enforced unless other arrangements have made for additional occupants in advance. Children under the age of 2 are not included in our occupancy count. Violation of the occupancy can result is your being asked to leave without refund.

No campers, tents, or motor homes are allowed! There are no exceptions unless you have made arrangements at time of reservation based on owner’s instructions. If any of these additional accommodations are allowed there will be an additional security deposit and an additional charge for the rental property.

As a rule, large parties and/or gatherings are not allowed unless we are asked at the time of making reservations. If you decide to have this type of gathering without our approval or outside our guidelines, if approval is given, you will be asked to leave without refund.

Courtesy to Neighbors

Resort Property Rentals of the Finger Lakes caters to families! We want your family to fully enjoy their vacation; however, your enjoyment must fall into our “Courtesy to Neighbors” policy:

  • Neighbors must not be disturbed!! All noise that would disturb others, such as music and gatherings that could result in loud noises must come to conclusion at 10 pm!
  • Our “quiet time” policy is from 10 pm to 9 am. Violation this time frame will also result in your being asked to leave.
  • Each township has noise ordnances that must be obeyed.
  • We will have no toleration for any loud and/or obnoxious behavior!
  • All language day or night must be civil! There is to be no swearing/language or behaviors that would be offensive to others or that is not in keeping with good family values.
  • Absolutely no house parties are allowed and we do not allow fraternities, sororities or non-chaperoned groups. If we find misrepresentation, we will require immediate evacuation of the property without refund!! There are no exceptions to this policy!
  • Drunkenness that affects others (neighbors) will not be tolerated and can also result in being asked to leave.

Please be respectful of your neighbors.

  • Do not enter their property without prior permission. Do not use, block or otherwise interfere their docks or beach frontage.

Your Vacation Home

It is essential for you to treat your vacation home with respect.

  • Please obey all laws.
  • Keep the property clean and do not do anything that would cause damage. Wet clothes/towels/suits on furniture can do damage.
  • Remember to shut off gas grills when you have finished cooking.
  • If you’ve had the use of canoes, kayaks, row boats, sail boats or other non-motorized water craft, be sure they are secured property. Life jackets need to be secured as well as placed where they can dry after use.
  • If an accident happens and damage is done, contact us so we can make an assessment before departure. Honesty is the best policy. (We’re not talking a bout a broken glass or dish or any small accidental event).
  • Use a calling card for all long distance phone calls.

There is also a great deal of construction going on around our area these days. We cannot be responsible for the noise caused by construction that may be near or next to your vacation rental. While this is not currently an issue for any of our properties, it can happen at any time. This matter is beyond our control and we cannot give refunds or do relocations if this situation occurs.

Little Tips

While all properties are equipped with the essentials for the total number of occupants…some of the items some of us might consider essential may not. You may want to bring a blender, an electric fry pan, or maybe you have special knives you like to use.

Be sure to bring extra paper products. There will be toilet paper and paper towels and other products to get you started, but you will want to be sure you have enough for your stay. Other products to consider are detergent, charcoal (if your property doesn’t have a gas grill) and trash bags.

Be sure to check when trash collection takes place and where so you can have your trash removed.

Water at each property can differ. Some properties have city water, while others may use lake water through special filtration systems. If you have concerns, we suggest you purchase bottled water.

Lastly, all of the Finger Lakes have a Zebra Mussel population. These small crustaceous creatures have very sharp edges and can feel like being cut with a razor. Therefore, we recommend water shoes for everyone.
